The preliminary plan for a 10,000-square-foot building in the industrial zone on Lord’s Lane Extension was given quick approval by the Planning Board Wednesday night.

Austin Fagan of BH2M Engineers of Gorham, representing applicant Redtail Holdings LLC, said the structure will be used as an automotive repair and service facility, primarily for the owner’s vehicles.

Due to the site’s proximity to Lord’s Brook, board member Hershey Hirschkop requested a site walk prior to the public hearing required before final approval of the plan. She asked that stakes be placed where the building would be located.

The site walk is scheduled for 8:30 a.m. on Jan. 3, and the public hearing for 7 p.m. the same day.
According to Code Enforcement Officer Jeni McCabe, review of the preliminary plan was expedited because the engineer came prepared with all prior approvals and documents.

Earlier this year, the Planning Board voted to require all applicants to consult the code enforcement office before approaching the board to ensure that all documents and approvals are in order, saving time for both parties.

Board member William Cole, who chaired the seven-and-a-half minute meeting in the absence of board Chair Greg Zinser, joked that the last meeting of 2023 beat the board’s previous record for brevity: eight minutes.
